Terms of Service

By accessing or using the 8Lease platform, including the Resident Hub, AI Concierge, and any related applications or services (collectively, the “Platform”), you agree to be bound by these Terms of Service (“Terms”). If you do not agree, do not use the Platform.

These Terms apply to all users of the Platform, including residents who access the Platform through an invitation from their property management company (“Operator”).

8Lease provides a technology platform that assists multifamily property management companies in managing lease renewals, resident communication, and move-out coordination. As a resident, you access the Platform to review renewal offers, communicate with your management team through the AI Concierge, submit preferences, and complete lease-related tasks.

The Platform is provided on behalf of your Operator. 8Lease acts as a technology service provider; your tenancy and lease obligations remain governed by your lease agreement with the Operator.

You may only use the Platform if you are a current resident of a property managed by an Operator who has engaged 8Lease, or if you have otherwise been authorized by an Operator. Access is initiated via an invitation link or credentials provided by your Operator.

You must be at least 18 years of age to use the Platform. By using the Platform, you represent that you meet this requirement.

You agree to:

• Provide accurate and complete information when using the Platform.
• Keep your access credentials confidential and notify us immediately of any unauthorized use.
• Use the Platform only for its intended purposes relating to your tenancy.
• Not attempt to interfere with, reverse-engineer, or circumvent any part of the Platform.
• Not use the Platform to transmit unlawful, harassing, or fraudulent content.

The Platform includes an AI Concierge feature that may send you automated messages via SMS, email, or in-app notifications regarding your renewal options, lease deadlines, and related matters. By using the Platform, you consent to receive such communications.

AI-generated responses are informational only. For binding decisions regarding your lease, rely on communications from your Operator or the official lease documents.

You may opt out of certain non-essential communications at any time by contacting your Operator or reaching us at contact@8lease.com.

All content, technology, trademarks, and materials on the Platform are the property of 8Lease or its licensors. You are granted a limited, non-exclusive, non-transferable license to use the Platform solely for your personal tenancy-related purposes. Nothing in these Terms transfers any ownership rights to you.

Your use of the Platform is also governed by our Privacy Policy, which is incorporated into these Terms by reference. Please review it carefully to understand how we collect, use, and share your information.

THE PLATFORM IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. 8LEASE DOES NOT WARRANT THAT THE PLATFORM WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS. YOUR USE OF THE PLATFORM IS AT YOUR SOLE RISK.

TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, 8LEASE AND ITS AFFILIATES, OFFICERS, EMPLOYEES, AND AGENTS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF OR INABILITY TO USE THE PLATFORM, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

IN NO EVENT SHALL 8LEASE’S TOTAL LIABILITY EXCEED THE GREATER OF (A) THE AMOUNTS PAID BY YOU IN THE TWELVE MONTHS PRECEDING THE CLAIM, OR (B) ONE HUNDRED DOLLARS ($100).

We may update these Terms from time to time. When we do, we will revise the “Last updated” date at the top of this page. Continued use of the Platform after changes take effect constitutes your acceptance of the revised Terms.

These Terms are governed by the laws of the State of Delaware, without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved in the courts of Delaware.
